2006
The beginning of 2006 is a very busy time for Property Appraisals! With the addition of a NH Residential Licensed Appraiser, we have opened an office in Dover, NH to service Strafford & Rockingham Counties. We are in the process of launching a commercial division which will cover Carroll and Belknap counties. We also continue to expand our knowledge of the industry with exciting educational strides. Our Principal, Catherine Smith has been appointed to the State Review Panel which reviews new Appraiser Licensing Submissions.
Reflections on 2005
Building permits on new housing remained at a strong pace in 2005 for most of the Lakes Region. According to Town of Ossipee Codes Officer, Dave Senecal, 78 new housing permits were issued in Ossipee last year, as compared to 83 the year before. The Codes Officer, Ted Wright, of Tuftonboro advised that they had a large increase in permits issued with 51 compared to 2004 when only 38 new home building permits were issued.
In the Wolfeboro Codes Office, Building Permits declined by 53%. The number of new home permits was down to 43 in 2005 compared to 70 in 2004. Currently the Town of Wolfeboro has still not solved their municipal sewer issues with the state and continues to have a state imposed moratorium on any new hook-ups. The water department is also strained and water usage continues to be restricted for all Wolfeboro Municipal Water Customers. As of January 2006, the Wolfeboro Planning Board is entertaining the idea of limiting the number of building permits allowed to be issued in a calendar year in order to help limit the strain on these systems.

New Hampshire ranks 5th in the Tax Foundations State Business Tax Climate Index, which measures the impact on business of five major elements of the tax system: 1 the percentage of income taken by all major taxes, 2 the individual income tax rates, 3: the corporate income taxes 4; sales tax rate and 5; the complexity of the tax system. Vermont ranks 45th, Maine and Massachusetts tied for 33rd.
New Hampshire is one of 38 states that collect property taxes at both the state and local level; as of 2000 according to the Census Bureau New Hampshire’s local property taxes are 5th highest in the nation by the per capita measure and 6th highest as a percentage of income.
Our generosity is nationally known? New Hampshire is a donor state. Taxpayers in New Hampshire receive the least amount of federal funding per dollar of federal taxes paid. In 2002 New Hampshire citizens received approximately $ 0.66; ranking the state 3rd lowest among all states. This represents a slight fall from 1992 when New Hampshire received $0.74 per dollar of taxes in federal spending. Neighborhood states received per dollar of federal taxes collected: Vermont $1.13, Maine $1.34 and Massachusetts $ 0.75.
We all know New Hampshire is a great place to live, so do a lot of other people. According to Realty Times and Morgan Quitno Press; New Hampshire is ranked in the top 10 of Most Livable States. The state ranked number 1 in health factors taking into account access to primary care, childhood immunizations rates, adult smoking rates and insurance coverage rates among other health factors. New Hampshire was included in the top ten of the safest states, which also included Maine, North and South Dakota, Wyoming, Iowa, Montana, West Virginia, and Wisconsin.
Reflections on 2004
Building permits on new housing starts continued a strong pace in 2004. Ossipee reported 83 new housing permits issued and 221 total building permits issued. This information was supplied by, Ossipee Codes Officer, Dave Senecal. The increase was attributed to the local real estate climate as well as his full time appearance in the Ossipee Codes office.
Tuftonboro had a large increase in permits issued over 2003 with 38 new home building permits issued. According to the Wolfeboro Codes office70 new housing permits were issued in 2004, slightly lower than 2003 when 80 new housing permits were issued.

2003 saw the most new construction that Wolfeboro has ever experienced: 80 new building permits issued (2003 Town report)
