We have been completing appraisals for lending for over 20 years. Our staff has worked with most local banks as well as large mortgage companies and nationwide lendors. We are currently on the active Veterans Administration Roster and are a Certified Residential Appraiser.

Consultation:
New construction, land use and subdivision, building inspections, plan review and Estate Appraisals for gifting, estate planning, property divisions, family buy-out and probate. Property Appraisals has completed retrospective appraisals as far back as 1978 for a specific clients particular needs. We have sales records in our office available for over a quarter of a century. We are happy to work with families as well as attorneys representing estates to complete you needs prior to probate deadlines. We also complete prospective appraisals if you require property valuation based on proposed development and or projections.

Partitioning and Litigation:
The principal of Property Appraisals, Cathy Smith, has had years of experience in court order appraisal work as well as being accepted as a expert witness in Vermont, New Hampshire and Massachusettes courts. Ms. Smith also had the honor to be court appointed to a partitioning committee and selected by her peers as chairperson for the committee.

Estate planning:
Is it tax time? It seems like its always tax time. We have completed appraisal assignments for gift tax, IRS audits , estate management , conservation trust, and even donations. We are happy to work with accountants, planners and your attorney to complete your necessary assignment.

Even when you're in a position to circumvent financing an appraisal can give you the knowledge and information to help you negotiate.
